Baleares registered a decrease in the sale of homes of -3.4% at the end of 2024 compared to the previous year, making it the only autonomous community where transactions decreased, according to data published on Thursday by the National Institute of Statistics (INE).
Statistics show that the archipelago recorded a total of 13,642 home sales operations throughout the year. Out of these, 13,423 were for free housing, 219 for protected housing, 2,692 for new housing, and 10,950 for used housing.
Additionally, in terms of home transmissions, the archipelago recorded 1,451 donations, 32 exchanges, and 2,991 inheritances last year.
Overall, there were 50,786 registered transmissions in the records last year.
Throughout the year, there was also a -0.7% year-on-year decrease in the total number of registered property transmissions, with 50,786 operations.
In December, the INE reported 1,286 operations (+12.5%), out of which 1,158 were for new housing and 128 for protected housing. In the last month of the year, there were 341 transmissions of new housing and 945 of used housing.
The data from Baleares contrast with the national figures. In Spain as a whole, home sales in 2024 increased by 10% compared to the previous year, reaching a total of 641,919 operations, the second-highest figure since 2007, following the record set in 2022.
This annual increase in home sales marks a return to growth after a 10.2% decline in 2023, when there were around 582,000 operations.
Only three times since the start of the series in 2007 has the number of home sales surpassed 600,000: in 2007, with over 775,000 transactions; in 2022, with 650,000 sales; and in 2024, with 641,919 transactions.
The increase in home sales in 2024 was driven by a rise in both second-hand property transactions and new home purchases.
Specifically, in 2024, there were 506,867 sales of used homes, a 6.9% increase from 2023, while transactions for new homes surged by 23.4% to 135,052, the highest figure since 2013.
Of the homes sold through transactions last year, 92.6% were free housing and 7.4% were protected. Overall, sales of free housing increased by 10.3% in 2024, reaching 594,501 transactions, while sales of protected housing advanced by 6.7%, totaling 47,418 transactions.
